Finding Rental Housing for You and Your Pets

Finding Rental Housing for You and Your Pets

Most U.S. landlords still restrict pets, but the search is manageable when you start 60–90 days early, use the pet-friendly filters on Zillow and Apartments.com, prepare a one-page pet resume (vet records, references, deposit ready), and apply alongside humans rather than after the lease is signed. Roughly 25–35% of shelter surrenders trace back to housing problems, so getting this right protects your pet too.

Three out of four landlords still say no to pets, or say yes only with restrictions that quietly disqualify the dog or cat you actually want. The good news is that the one-in-four who do allow pets are findable, and the search is much faster if you know the right filters, the right phrases to use, and the right paperwork to bring with you.

This guide is for renters at any stage — looking now, looking soon, or planning ahead so you can adopt the moment you move.

Generic apartment search isn't built for pet owners. Use the platforms that actually let you filter for pet policy:

  • Zillow, Apartments.com, Trulia, Rent.com all have a "pets allowed" filter, but you have to tell them what kind. Check both "dogs" and "cats" if you have or want both.
  • HotPads has a particularly clean dog/cat filter and shows weight limits in the listing.
  • Craigslist has fewer filters but sometimes the best small-landlord finds. Search the listing text for "pet," "dog," "cat," and "no breed restrictions."
  • For dog-specific searches, Rover's pet-friendly rental guide and PetFriendly.com both surface listings that have actually accepted pets in the past.

Three filter mistakes to avoid:

  • Don't trust "pets allowed." It often means cats only, or two cats max, or 25 lb max. Always verify in writing.
  • Don't filter out "no pets" listings if you're flexible on neighborhood — many of those become "small dog with deposit" after a 5-minute call. The strict written policy and the actual landlord policy are often different things.
  • Don't search at the last minute. Pet-friendly inventory turns over slower because pet owners stay longer. Start your search 60–90 days before you need to move.

Most pet-restrictive leases have a weight cap (usually 25, 35, 50, or 75 lbs) and a breed restriction list driven by the building's insurance policy. The most commonly excluded breeds are pit bull-type dogs, Rottweilers, Dobermans, German shepherds, huskies, chows, akitas, mastiffs, and presa canarios. Mixed-breed dogs that look like any of those are often included.

Before you waste time touring, decide:

  • Your real maximum weight tolerance and stick to it. Don't sign a 25 lb-max lease for a 40 lb dog and hope nobody notices — they always notice.
  • Whether you'll consider a smaller dog or a cat to widen your options. The pet-friendly rental pool roughly doubles when you remove "large dog" from the search.
  • Whether you'll carry your own renters insurance with a $300,000+ pet liability rider. This is the single most powerful negotiation tool a renter has.

Bring a one-page packet with you to in-person tours, or attach it to your application email. Most renters never do this; the few who do almost always get the apartment.

  • Your "Pet Resume" — name, breed, weight, age, spay/neuter status, vaccination status, training history.
  • Vet reference letter or contact info for your vet.
  • Renters insurance quote with pet liability coverage. Lemonade, State Farm, and most major carriers add it for $5–$15/month.
  • A short note about your daily care plan — work schedule, exercise routine, daycare or dog walker if applicable.
  • A photo of your pet behaving calmly. (Sounds silly. Works.)

When a building says "no" to your specific pet, the move is to figure out who said no — the landlord or the insurer.

Useful question: "Is the breed restriction a building policy, or is it on your insurance? If I carry my own renters insurance with $300K liability that covers my dog, would that change the answer?"

If it's the insurer, your renters insurance often satisfies them. If it's the landlord, a higher refundable deposit (usually $300–$500 above standard) and a 30-day trial period sometimes opens the door.

Don't lie about breed. Insurance exclusions are written broadly enough that calling your pit-mix a "boxer-lab mix" can void coverage exactly when you need it.

This is the easiest situation to negotiate, because there's nothing to enforce against — yet.

Have the conversation before you sign:

"I love the unit and want to sign. I'm hoping to adopt an adult dog from a local shelter in the next year. Could we add language to the lease that allows for one dog under [weight] with the standard pet rent and deposit, subject to your written approval of the specific dog?"

Many landlords will say yes to a future, vetted, smaller dog when they would say no to a generic "pets allowed" amendment.

For budgeting, expect:

  • Pet rent: $25–$75 per month per pet
  • Pet deposit: $200–$500 (sometimes refundable, sometimes not — get this in writing)
  • Renters insurance with pet liability: $5–$15/month added to your base policy

Add these to your monthly housing cost when comparing units. A "cheaper" apartment that charges $75/mo pet rent for two pets is $150/month more than a "more expensive" one with no pet rent. If you have a documented disability and your dog meets the legal definition of an Emotional Support Animal or service animal under the Fair Housing Act, the landlord generally cannot deny the housing or charge pet rent or pet deposits. This is real federal protection.

It is also widely abused, and that abuse is making landlords skeptical of legitimate requests. Don't pay $50 for a "certificate" online. Letters must come from a licensed mental health professional with whom you have an actual treatment relationship. Fake ESA documentation is fraud, and many states now make it a misdemeanor.

Use the legitimate path if you qualify, and don't burn the protection for the people who need it.

How PawMates Pro helps you find pets your lease will actually allow

The PawMates Pro Adopter Profile captures your full housing situation up front — owned vs. rented, building type, weight cap, breed restrictions from your lease, and even your landlord's contact info if you opt in. The swipe-based adoptable pet feed then filters out pets your housing can't legally accept, so you stop falling in love with a 75-lb husky in a 35-lb-max building.

If you're still apartment-hunting, set those constraints to your target lease (the one you're shopping for) — then update them after you sign. The deterministic compatibility score on every pet card factors your housing constraints alongside energy, experience, and household composition, so the pets at the top of your feed are pets your specific lease and lifestyle can actually support long-term.

Frequently asked questions

How long should I budget for finding a pet-friendly rental?

Plan for 60–90 days. Pet-friendly listings move fast and have more competition. Starting earlier also lets you negotiate move-in timing around the dog or cat you're adopting.

Can a landlord raise my rent specifically because I have a pet?

Pet rent is legal in most states and is treated as separate from base rent. A landlord generally cannot single you out for a pet-specific base rent increase mid-lease, but they can add or change pet rent at lease renewal.

What if I find the perfect apartment but it's "no pets"?

Ask before you walk away. About one in three "no pets" listings will accept a small, well-vetted dog or a cat with the right deposit and renters insurance. The worst they can say is no.

Do landlords actually call vets and previous landlords?

The good ones do. Have your vet on standby and let your previous landlord know to expect a call.

Should I get the pet first or the apartment first?

Apartment first, every time. Adopting a pet without confirmed pet-friendly housing is the most common cause of returns to the shelter. See what to do when your landlord says your pet must leave for what happens when the order goes wrong.

Is there a list of cities that are easier for renters with pets?

Pet-friendly inventory is highest in mid-size cities with lots of multifamily housing built after 2010 — Denver, Austin, Raleigh, Minneapolis, Portland. The hardest are dense, older markets like NYC and Boston, where pre-war buildings often have inflexible pet policies.
